Are You Our Next Property Manager?

You'll handle day-to-day operations related to Wake and Durham County single-family homes and townhomes. Activities include coordination of house updates/repairs (prep them for the market) plus processing of repair orders/project management, lease, insurance, rent receipts, and show Town & Country Realty - managed properties. The Property Manager coordinates plus follows-up with vendors & owners to provide outstanding customer service to residents, maintain excellent curb appeal, provide well-timed and proactive property maintenance, safeguard good financial health and stability of the property, confirm timely compliance, and complete all required paperwork and reports on time.

The ideal candidate will have previous experience in property management, 2 years as a licensed NC real estate broker, strong customer service skills, attention to detail with quick turn arounds.

Working knowledge of residential real estate design, photography, AppFolio (required), Google Sheets/Gantt Chart, QuickBooks, TopProducer, ZipForms, DocuSign and TMLS is preferred.

Important Qualifications:

  • Have an active North Carolina Brokers License
  • College graduate
  • Knowledgeable in AppFolio and/or Buildium
  • Excellent attention to detail and organizational skills to manage multiple continuous projects with follow-up

Key Responsibilities:

  • Work in compliance with all company guidelines/confidentiality plus local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc) at all times
  • Triage all repair/maintenance requests and disburse to appropriate vendors/HOA/Owners (bring houses to 'market') and record into AppFolio
  • Timely initiate, monitor all project management through to completion with photo documentation
  • Schedule appointments for Listing and Buyer Specialists
  • Coordinate collection and document receipt of all rents
  • Complete comparative market analysis for rental rates
  • Market, Post and maintain rentals to the MLS and TurboTenant
  • Interview tenant prospects/property inquiries in a timely manner
  • Coordinate Move-In’s/key exchange; complete move-in/move-out form with residents
  • Confirm renter’s insurance is up to date
  • Inspect properties and coordinate work and schedules of property vendors + follow-up with sellers &/or residents for feedback and inform property owners
  • Deliver/set up Lease signs, flyers and interior flyer info stands (while evaluating the properties)
  • Maintain a team approach with the Project Manager, Listing and Closing Managers, attend weekly Wednesday Meetings on an as-needed basis
  • Continual improvements in work processes, quality, and results to best meet resident/owner needs

The Transaction Coordinator position is primarily managing the day-to-day tasks & needs of the various closings to occasionally urgent tasks that pop up. Throughout the closing, the focus is on helping maintain a unique and thoughtful customer experience for potential, current, and past clients. You'll assist the agents, clients plus negotiate/advise the other agents. The daily goal is to stay in touch with clients.

  • This is not an outside sales position, but making calls will be included on your "to-do" list so excellent phone skills a must
  • The position will require savvy with Microsoft Office & Google products and comfort with database management. Working knowledge of ZipForms, DocuSign, TopProducer, NC Real Estate Forms is a plus
  • Organize and manage projects on your own and hit deadlines while requiring little supervision
  • Daily direct communication with clients, team members, and contractors (every day is a little different and you'll have experienced trainers!)

Are You Our Next Inside Sales Agent?

As an Inside Sales Agent, you will use your real estate and personal skills to reach out to our various sources of leads and schedule appointments for our listing agent and buyer’s agents.

Successful agents in this role expand their people skills and flourish while talking with clients and new contacts. This position allows you to use your confidence, knowledge, and charm to engage and convert contacts to closed leads. The perfect candidate should be able to juggle phone calls and turn these interactions into a face to face appointment.

This position will present an opportunity to become an important part of our fabulous team. We’re looking for a team player with a great attitude, excellent problem-solving skills, and a willingness to learn. You'll also have a unique opportunity to grow within one of the Triangle's top-producing independent brokerages. Our Insider Sales Agents receive a base salary, as well as commission.

Important Qualifications:

  • Have an active North Carolina Brokers License and at least 1 year of active real estate experience
  • Have a desire to work co-dependently with BIC and Outside Sales Associates
  • Excellent organizational and time management skills (we love someone that's results-oriented and a high achiever!)
  • Practices, memorizes, and internalizes scripts
  • Independent and self-motivated
  • Extremely strong phone skills and an ability to set and close appointments over the phone
  • Ability to use or quickly learn real estate specific CRM and marketing/lead technologies
  • Be a team player who thrives working with a tight-knit company where their activities directly affect the bottom line
  • Strong problem-solving skills with a solution-oriented focus
  • Positive, enthusiastic, and motivated
  • Knowledge of Paragon MLS, Cary and surrounding areas, Google Calendar, and database management systems
  • Mastery of Google and Microsoft Office Suites

Key Responsibilities:

  • Make outbound phone calls, send emails, and hand-written notes to prospects for four hours a day
  • Following up and calling contacts from an internal database to keep track of and get listing appointments for the lead listing agent
  • Conduct follow-ups and maintain relationships with lead prospects and database contacts through lead followup plan until appointments are set or prospects are disqualified
  • Schedule appointments for Listing and Buyer Specialists
  • Input/manage client and lead databases (Top Producer or Dakno)
  • Achieve productivity, appointment setting, and revenue targets while responding efficiently to customer inquiries (usually in the form of sales leads) and cold calling
  • Primary duties include outbound calling, e-mail communication, coordination and scheduling of real estate buying and selling opportunities and overall management of sales pipeline through the sales cycle
  • Qualify leads to accurately convey motivation, competition, and financial specifics to real estate agents
  • Meet call quotas and follow up goals
